Indoor air quality
Moved into a new home or office and noticed a sharp chemical smell, stinging eyes or headaches? It is often formaldehyde. Top Shield Coating provides professional formaldehyde removal in Singapore for newly renovated HDB flats, BTOs, condos, offices and commercial spaces.

Formaldehyde is a colourless gas released by many building and furnishing materials. In a newly renovated space, the main sources are:
These materials can keep releasing formaldehyde for months after renovation. Singapore's warm, humid weather can increase how much is released, and closed, air-conditioned rooms let it build up.
Formaldehyde is a known indoor air pollutant. The World Health Organization sets a short-term indoor guideline of 0.1 mg/m³, and long-term exposure is linked to health concerns. Children, older adults and people with asthma are the most sensitive. Reducing formaldehyde helps make a new space safer and more comfortable to live and work in.

We measure formaldehyde levels before treatment so you know the starting point.
We apply a professional photocatalytic coating to suitable surfaces such as carpentry, walls and furniture. We use SmartCoat™ nano TiO₂ photocatalytic coating, applied by electrostatic spray for even coverage. When light reaches the coated surface, it breaks down formaldehyde and other VOCs into carbon dioxide and water vapour. The coating is translucent and dries quickly.
Where requested, we test again after treatment and give you a report comparing the results.
We share simple ventilation and care tips to keep indoor air fresh.
New BTO flats often come with fresh carpentry and furniture installed in a short time. Treating before or soon after move-in helps reduce the new-home smell sooner.
Larger renovations mean more board, glue and paint. We assess each room and focus on the areas with the most new materials.
New office fit-outs use large amounts of furniture and partitions. We can plan treatment around your handover date or outside working hours.
Spaces for children, patients and the elderly need extra care. We work with facility managers to plan treatment around operations.
The cost depends on the size of the property, the number of rooms and how much new carpentry and furniture there is. Pricing is based on the area treated, so you only pay for the spaces that need it. Request an assessment for an exact quote.
Formaldehyde levels are usually highest in the first months after renovation and can take a long time to fall, especially in closed, air-conditioned rooms. Treatment and good ventilation help reduce it sooner.
It depends on the size of the property and the number of rooms. The coating is applied by electrostatic spray and dries quickly, and we confirm the exact schedule after the assessment.
We recommend staying out of the rooms being treated while our team works. The coating dries quickly, and we will tell you when each room can be used again.
SmartCoat describes the coating as eco-friendly, free of harsh chemicals and safe for families and pets. It has been tested to standards in Singapore, Malaysia, Australia, the USA and the EU.
SmartCoat is designed to be long-lasting and keeps working whenever light reaches the coated surface. How long it stays effective depends on the surface, light levels and cleaning, and we will advise on this during the assessment.
Treating after the carpentry and furniture are installed, and before you move in, is ideal. Treatment after moving in also works.
Yes. Formaldehyde is one type of VOC. See our VOC and formaldehyde treatment page for more on other indoor pollutants.
